Have you got a project in mind, not sure if you would get planning or the scheme is cost effective or practical?

We can provide feasibility reports to examine various options and develop a site appraisal defining any constraints, where your risks lie and what you can do about it. This can often form part of a pre-application enquiry which can be submitted to the Local Authority.

We also have the ability to host formal Consultations on our website.

Since 1st August 2016 it is mandatory for any Planning Applications in Wales for major development (more than 10 dwellings or a site area >0.5 hectares if number is not known, 1000m² for commercial schemes, development on a site >1 hectare) to be subject to a Pre-Application Consultation process.

This process involves publicising and notifying relevant bodies, statutory consultees, neighbours and landowners of a development for minimum of 28 days prior to it being submitted.

This was brought in by the Welsh Government to help streamline the planning process and speed up decisions by dealing with as many issues prior to the Local Planning Authority receiving the application. The responses are collated, issues summarised and addressed where necessary with these documents forming a report which is submitted along with the planning application.

Hamco Developments has completed several Pre-Application Consultations (PAC) Reports for local developers and clients which have successfully been submitted along with applications.

Although the above statutory Pre-Application Consultation is only applicable in Wales, we are able to consult on any developments in England are deemed a requirement by the LPA.
