Sustainable Drainage Approval
(SAB Approval)

In Wales, since January 2019 & England from January 2024 all new developments of more than one house or where the construction area is of 100m2 or more will require sustainable drainage to manage on-site surface water. Surface water drainage systems must be designed and built in accordance with mandatory standards for sustainable drainage published by Welsh Ministers or Defra.

If your development or project falls within the criteria above, you must apply to the Local Authority for SAB Approval, this is regardless of planning permission, planning conditions or Building Regulations. SAB Approval must be gained prior to any works commencing on site.

Hamco Developments has invested in civil engineering software to produce drainage & hydraulic calculations and are able to produce full SAB complaint applications & drawings for existing & new customers. We have a proven track record of having 100% successful SAB Applications approved usually within the statuary time period.

As part of this SAB service we are able to undertake percolation tests to the industrial required standard of BRE 365, this is a vital part of SAB compliance.

Under Article 3 of the Flood and Water Management Act 2010 these developments must meet the 4 core principals:

•   Water Quality – treating the water at source in multiple treatment methods such as green roofs, permeable paving swales, ponds, tree pits etc…
•   Water Quantity – restricting run off from new developments to below greenfield run off rate (how water naturally runs off the site), appropriately sized soakaways with BRE 365 standards plus climate change allowance, attenuating surface water in dry basins, ponds, swales
•   Amenity – where possible create amenity facilities integrated together with sustainable drainage features. (usually for larger developments)

Biodiversity – enhance biodiversity through increase levels of planting, rain gardens, native tree, hedge flower & grass, introducing habitats to enhance biodiversity of the whole site.
